Overall, the El Paso County real estate market cooled in September, showcasing higher-than-normal inventory levels and longer days on market when compared to recent trends. After the much-anticipated September Fed rate drop, mortgage lenders have reported an uptick in mortgage rate shopping; however, anecdotally we hear that local real estate professionals have not yet seen this translate into more home sales. A few potential variables that may be keeping buyers from purchasing include the upcoming election, seasonality as the real estate market heads into winter with the holiday season, as well as anticipation of further rate reductions to come.

Supply - Active Listings

2,908 Active Listings
↑ 28% YoY

Active listings were down 0.3% when compared to last month but jumped 28% when compared to last year at this time. Last year saw 2,272 active listings.

New Listings

1,130 Up 10.5% YoY

New listings were down by 12.1% when compared to last month but increased 10.5% when compared to last year. Last year at this time we saw 1,023 new listings.

Pending Sales

665 ↑ Up 7.1% YoY

Pending properties - indicating demand - were down 12% month over month but increased 7.1% when compared to last year at this time. Last year saw 621 pending units.

Months Supply Inventory

4 Months ↑ Up 42.9% YoY

September saw inventory increase by 42.9% when compared to last year. This data point was up 21.2% when compared to what we saw last month.

Average Days in MLS

40 Days ↑ Up 25% YoY

September listings saw 40 days on market, on average. This was an increase of 17.6% when compared to last month and an increase of 25% when compared to last year at this time. Last year, listings saw 32 days on market, on average.

98% 0.3% YoY

September saw the percent-of-the-closed-price-to-list-price at 98.0%.This data point was down 0.4% when compared to what we saw last month and down 0.3% compared to last year.
