July 2024

In July, inventory continued to be very elevated with months supply of inventory sitting at 3 months and active listings at 2,741. Average prices for both single family homes and condos rose when compared to last year and last month. Listings spent an average of 29 days on the market, this was a significant jump of 52.6% when compared to July 2023, which saw this data point at 19 days.

Supply - Active Listings

2,741 Active Listings
↑ 31.4% YoY

Active listings were up 4.2% when compared to last month and jumped by 31.4% when compared to last year at this time. Last month saw 2,631 active listings.

New Listings

1,252  Up 4.9% YoY

New listings were down 9.0% when compared to last month but were up 4.9% when compared to last year. Last year at this time we saw 1,193 new listings.

759 ↓Down 3.4% YoY

Pending properties were down 1.4% month over month and declined 3.4% when compared to last year at this time. Last year saw 786 pending units.

3.80 Months ↑ Up 30.4% YoY

July saw inventory increase by 30.4% when compared to last year. This data point was up 7.1% compared to what we saw last month.

29 Days ↑ Up 52.6% YoY

July listings saw 29 days on the market, on average. This was an increase of 7.4% when compared to last month and an increase of 52.6% when compared to last year at this time. Last year, listings saw 19 days on market, on average.

July saw the percent-of-the-closed-price-to-list-price at 99.0%. This data point was down 0.6% compared to what we saw last month and declined 1.0% when viewed year over year.
